Hi all,
I intend to start this business .
My available shoplot is a 2 storeys of 20 by 40 ground and 20 by 50 top.Location is Bercham/ "Tanjung Rambutan, IPoh Perak .
Presently there are 1- 3 farms in the neighbourhood. and they are new , one 6 months other few weeks.
Can any one there give opinion.

Hi KCchan555, Since u ALREADY own the shoplot (right?), then is good to convert to become bird nest house. Give me your design (layout plan for each floor, direction of sun and overall view of location plan). i will comment and probably design for u.

Hi passion,
My shop is facing south west. On the ground floor, there is a store room and toilet at end (at end) . On the top floor there are 3 rooms, one kitchen and a toilet. Sorry I do not have the plan at the moment .I will post the sketch latter.
May I have opinion on this matter: somebody is suggesting that I can joint venture with them .The other party will provide all tech-know-how and renovation , equipments and usual expenses like water and electricity.Revenue will be share 50:50. Is this justifiable?

Hi,
My question; a. your shop located at high bird population b. i guess u shop is double storeys, to renovate 1sty, the cos would be 25 to 30k, depending on how good the facilities. c. what is the market value of your shop
Suggestion, a. if your shop located in "no good for business" i.e. no easy rental & business, then is better to try farming. b. if your shop located in high population of bird, then ......may be should be greedy a bit, to do your own farming c. if your shop is double sty and can sell above rm350k, then i would suggest you to sell and do a agriland BH. d. if your shop located at normal bird population and not good for businesss (no rental), then sharing with them is good idea too. make sure only limit to revenue not the property itself, unless the price is right.

a) the area is not high bird population area. Surrounding farms are new. b)yes 2 storeys.I got some one to do at 33k rm (break down: rm 28k for structure, equipments etc and rm 5 k extra for seeing to it that nest (around 10 pcs are made). How do u think abt this arrangement and pricing ? c)Mk value is abt rm 180k. The shop is 15 years and i bought it 10 yrs ago.It is a non-rental area. Vandalism is abound.

Well, like u said, not high population of bird. So u should expecting waiting long time. Rm33k is nothing of may be at the end u need to spend up to rm40k or more for minor or further modify if still not successful.
Well, if u really not interested to sell the shoplot, then no choice, convert it into a BH. Looking at the bird nest farming point view, seem like total investment is about rm220k. Well, rm220k u can either buy an existing BH with nest (in melaka less than rm300k with 100nests). OR build a small BH on agriland. well, got to be based on financing method or joint method cos agriland BH, easily cos about rm400k (building + land). hey, if u need further discussion, i'm coming back to KL tonight, u can get me at 0122973600

Hi Passion, I do not agree with u that my cost is rm 220k.(180+40).
Since the cost of shop (historical cost is rm 140 ) is irrelevant here for decision-making, my actual cost is only the recoverable cost(i.e what I can get back by selling it , which I think can only be done by great difficulties because of the location and situation there.
So I think my relevant cost is only abt 35 k plus if the cost I have to incur to revert to pre-renovation stage if proven unsuccessful later.
Getting a agri land is beyond my reach , at around rm 150,000 per acre(about 20 km from Ipoh) and normally a small holding is about 3 acres, so I have to fetch out 450k to acquire the land and rm 200 k to build the BH depending on the size. My investment is indeed very small compared to doing it with agriculture land.
Any way the work is already on the way.
The consultant also undertake to manage the situation until about 8 nest is formed in the farm.
